Joliet's Old Casino Site to Become 3.8M-Square-Foot Warehouse Park
Summary
Gaming and Leisure Properties (GLPI) and logistics giant Prologis have formed a joint venture to redevelop the 262-acre former Hollywood Casino Joliet site at 777 Hollywood Boulevard into an industrial park with five warehouse buildings totaling over 3.8 million square feet. Construction is expected to take about five years across three phases, with Prologis as managing member and developer holding options on the second and third phases. The casino has been vacant since Penn Entertainment moved out in September 2025. For GLPI, this marks its first-ever joint venture and first investment outside gaming real estate. The project requires approval from the City of Joliet. The deal follows Prologis's $6.6 million purchase of the nearby shuttered Splash Station Waterpark and aligns with a hot industrial market in the Chicago region, where Joliet is a hotspot along the I-80 Corridor with low vacancy and strong leasing activity.
